Estimating Market Rent With Comparable Data
Setting the right rent, or evaluating whether an income property's rent reflects the market, depends on current comparable rental evidence. How a Rental Survey Works
The survey identifies comparable rentals, units similar in size, bedroom and bathroom count, condition, and location, and analyzes their asking and achieved rents. Differences between the subject and the comparables are considered in the context of the local rental market, and a supported market rent range or point estimate is developed. No feature adds a fixed amount to rent; each difference is analyzed for its relationship to the rental market. The scope is defined by the assignment's intended use.
Rental Survey vs. Appraisal
A rental survey focuses on rent, not value. For an income property, a full appraisal may incorporate income analysis as part of valuing the property, but a rental survey alone establishes market rent for a specific purpose, setting rent, evaluating a lease, or supporting an investment decision. What the Survey Considers
Relevant factors include the property's living area, bedroom and bathroom counts, condition, amenities, garage or parking, lot size, and location.
