Estate Settlement & Probate
Accurate, retrospective valuations to help executors and accountants establish a step-up in basis and settle estates smoothly.
When a loved one passes, settling their estate often requires a clear, defensible value for the real property they owned. A date of death appraisal establishes the market value of a home as of a specific past date, most commonly the owner's date of death,so that executors, heirs, attorneys, and accountants have an objective figure for estate administration, tax reporting, and equitable distribution. At Vanguard Valuations, we approach these sensitive assignments with respect and care, working to make a difficult time a little more manageable.
A date of death appraisal is a retrospective valuation: it states what the property was worth on a particular date in the past, not what it is worth today. The appraiser looks backward and reconstructs the market as it existed then, using historical comparable sales, listing activity, and market trends. Because real estate values can rise or fall over time, the same home may carry a very different value on the effective date than on the day it is inspected, which is why the historical date matters so much to the outcome.
The effective date of an appraisal is the date to which the value opinion applies. In a retrospective assignment it is a past date, often, but not always, the date of death. The inspection may take place weeks, months, or even years later, but the value conclusion is tied to that earlier effective date, not the day the appraiser visits the property. A current inspection helps confirm the home's physical characteristics, yet the analysis of comparable sales and market conditions is performed as of the effective date to reflect what the market was actually doing at that time. A current inspection alone does not establish the property's historical condition or value.
Executors and personal representatives, estate attorneys, CPAs, trustees, and heirs frequently request a date of death appraisal. It is commonly used to support a step-up in basis for inherited property, to prepare estate or inheritance tax filings, and to document value for equitable distribution among beneficiaries. Not every estate requires an appraisal, and the required valuation date depends on the estate's specific circumstances and the applicable tax and legal requirements,so it is worth confirming with your attorney or tax adviser which date applies to your situation.
To prepare an accurate retrospective valuation, it helps to gather the following where available. Not every assignment requires the same records; we can confirm what is needed for your case.
If the home has been renovated, damaged, sold, or significantly altered since the effective date, those later changes do not define the historical value. We compare the property's condition as of the effective date, using photos, permits, tax records, and your recollections, against comparable sales that were available in that market at that time. Where reliable documentation is limited, we will let you know what the report can and cannot support so the conclusion remains defensible. For closely related estate matters that call for a current-date value, see our estate and trust appraisal services.
Several factors influence the fee and timeline for a retrospective appraisal: the property type and complexity, how far back the effective date falls, the availability of historical comparable data, and whether an interior inspection is possible. Older effective dates and complex or rural properties typically require more research. We outline the expected scope and cost before you commit, and we work to meet the deadlines you share with us.

I’m Chris Bailey, the appraiser behind Vanguard Valuations. I provide independent real estate appraisals throughout San Diego County, helping clients understand what their property is worth and the market evidence supporting that conclusion.
I work with homeowners, attorneys, real estate professionals, investors, financial institutions, and other clients who need an independent opinion of property value. I provide appraisals for a wide range of needs, including trust and estate matters, probate, divorce, bankruptcy, tax appeals, and pre-listing decisions. Before beginning an assignment, I take time to understand your situation, so the appraisal serves its intended purpose.
My analysis looks beyond the basic property details. I study comparable sales, neighborhood conditions, property improvements, and the features that influence buyer demand. From single-family homes to historic residences and luxury estates, I consider what makes each property distinct and how those characteristics affect its value in the local market.
You work directly with me throughout the process. I personally inspect the property, conduct the research, develop the valuation, and prepare your report. That direct connection means consistent communication and answers from the person who completed your appraisal.
I approach every assignment with independence, attention to detail, and respect for your time. You can expect clear pricing, a realistic delivery schedule, and a well-supported report that explains my conclusions. My goal is to provide a credible valuation and the clarity you need to make informed decisions about your property.
